Frequently asked questions

Everything you need to know
before you start.

Can a foreigner buy property in Catalonia?

Yes, without restrictions. Any foreign national, whether resident in Spain or not, can buy property. You only need a NIE (foreigner identification number), which we handle for you.

What is the NIE and how do I get one?

The NIE is the tax identification number for foreigners, required for any legal transaction in Spain. It’s obtained at the Spanish consulate in your country or at a police station in Spain. The process usually takes 2–4 weeks. We coordinate the entire process for you.

What does it really cost to buy in Spain as a non-resident?

Beyond the purchase price, budget 10–12% in closing costs: Property Transfer Tax (ITP, between 7–10% depending on the case), notary, land registry, and legal representation. We give you an exact breakdown before you commit to any property.

Can I get a mortgage in Spain as a foreigner?

Yes. Spanish banks lend to non-residents, though terms differ slightly: typically up to 60–70% of the property’s value (versus 80% for residents). We work with mortgage brokers who specialize in international profiles.

Do I need to be physically in Spain to buy?

Not necessarily. With power of attorney, we can represent you throughout the entire process. Many of our international clients close deals with a single visit to Spain. We work around your schedule and time zone.

How long does the purchase process take?

From an accepted offer to notarial signing: typically 6 to 10 weeks. We manage all the deadlines and keep you informed at every step.
